The Watson Organization, Inc., as a key leadership partner with the Turner Construction Company / Watson Organization, Inc. Joint Venture for an $80 Million project, Delivering a comprehensive, multi-phase renovation of Thomas Jefferson University’s Alumni Hall. The project encompassed extensive interior laboratory and research facility renovations, specialty teaching spaces, and critical infrastructure upgrades within an active academic and research campus.
Leveraging deep experience in delivering complex, technically demanding projects, the Watson team led critical scopes of work to meet the University’s highly specialized requirements while minimizing disruption to ongoing academic and research operations. Through proactive planning, hands-on field leadership, and disciplined project controls, Watson played a pivotal role in delivering the project safely, efficiently, and on schedule.
Project Scope & Highlights:
As part of a faculty relocation program, The Watson Organization, Inc. led the renovation of approximately 5,000 square feet of interior space to accommodate the relocation of the Pharmacy, ENT, and Medical Media departments, enabling uninterrupted institutional operations.
The project also included the successful delivery of a 6,000-square-foot Teaching Laboratory with seating capacity for up to 250 students. This modern learning environment incorporates advanced technology and specialized equipment to support collaborative, hands-on teaching and learning experiences.
A major component of the renovation involved the completion of approximately 40,000 square feet of new research laboratory space, including BSL-3 laboratories and vivarium facilities. These highly specialized environments were designed and constructed to meet the most stringent safety and regulatory standards and are equipped with state-of-the-art biosafety cabinets, fume hoods, and advanced air filtration systems to ensure safe containment and minimize exposure risks.
Key Achievements Led by The Watson Organization, Inc.
- Phase 2 Conversion: Repurposed former teaching space into a large-scale Teaching Laboratory with expanded capacity of up to 250 occupants, improving overall functionality and operational efficiency.
- Phase 3 Demolition: Led the demolition of half of the existing structure on Level 3 to deliver five new, fully equipped biological research laboratories, supporting advanced research capabilities.
- Level 5 Specialty Laboratory Spaces: Led the construction and coordination of three autoclave rooms, BSL-3 (BSO-3) laboratory spaces, and a cold room, all delivered under heightened safety, regulatory, and compliance requirements.
- Major MEP Coordination (BIM & Field Conditions): Directed one of the largest and most complex MEP packages that we handled, utilizing BIM coordination and real-time field conditions to resolve system clashes while maintaining critical design and engineering height constraints.
- Level 6 Air Handling Unit Replacement & Vivarium Expansion: Led the demolition and reconstruction of one of the facility’s oldest solid-concrete air handling units, repurposed remaining space into a modern vivarium, and constructed a new connecting bridge between existing and new vivarium spaces on the sixth floor.
- Level 3 Laboratory & Sterilization Upgrades: Delivered Level 3 interior finishes and led the demolition and installation of two steam sterilizers, dry-heat sterilizers, and upgraded biochemical laboratory spaces, along with the expansion of the Level 3 BSL-3 area.
